Hope Community Development

In February 2024, the City Council of Corcoran unanimously approved a mixed-use project at the corner of CR 30 and 116. The 65-acre site is currently the home of Hope Community Church.

Development Technical Information

Many builders and developers have basic questions to see if a site is a good fit. We have compiled the high level data to address some of the most common questions we receive. To explore more detailed information about the site please contact us.

 
  • Water is located in Oswald Farm Road supplied by the City Water Tower. A 30” sewer interceptor is in the process of being installed along Hope Way through the entire project. Remaining sewer lines will need to be installed as development elements begin construction.

  • Dry utility providers are aware of the project and are ready to support the different development elements as they become finalized.

  • The site is on a signalized hard corner of CR 30 (VPD: 13,059) and CR 116 (VPD: 6,473). The final leg of the 610 extensionproject will exit approximately 1.5 miles from the corner of the site.   • Topography is flat to slightly rolling, with most areas falling within a 10’ contour. Depending on the timing of development elements, the preliminary engineering plan has the cuts and fills handled within the site’s resources.

  • Wetlands are located behind the Church and to the north. Retention ponds have been engineered into the site in multiple locations.

  • This site is in the ISD 877 (Buffalo) school district with ISD 279 (Osseo-Maple Grove) on the opposite side of CR116. Please contact the district directly for current open enrollment options.
