Be a part of Corcoran’s future
Proposed Site Plan
Hope Community Development
In February 2024, the City Council of Corcoran unanimously approved a mixed-use project at the corner of CR 30 and 116. The 65-acre site is currently the home of Hope Community Church.
In the near future, Corcoran’s first city water tower will be operational on the site. You will see construction activity on the utilities and roads on the north side of the property. View PDF of our Proposed Site Plan
This site plan is a combination of preliminary approval, final approval and concept ideas for the site. Please contact us directly for the most up to date information.
Voices of Our Community
“We are right in the middle; if you go 5 minutes east, you are in the middle of any convenience you want. If you go 5 minutes west, you are out in the beautiful countryside. We kinda have the best of both worlds.”
— Tom McKee, Mayor of Corcoran
“I can tell you that for the next 25 to 50 years, this is going to be one of the most vibrant corners of all of Corcoran.”
— Brian Lother, Lead Pastor, Hope Community Church, President Hope Community Development

65 for sale homes
JP Brooks, a local top 10 builder, has been selected to build both the row-style townhouses and the villa product at the Hope Community Development.
322 apartment units
Hope Community Development contains two sites for higher density housing. These apartment sites are still in the concept phase. The unit size, number of bedrooms and amenities are still being worked on. If you are an apartment developer / builder, please contact us to discuss the details.

As more people move into this development and other parts of Corcoran, there will be a demand for commercial space. This portion of the development is positioned to fill that need. If you are in the area and have an opinion on what you would like to see in this area of the development, please contact us.
80,000 sq ft of Commercial Space
These stats are taken from the approved concept plan. As the market demand and detailed studies occur, these stats could change through the design and engineering process.

Development Technical Information
Many builders and developers have basic questions to see if a site is a good fit. We have compiled the high level data to address some of the most common questions we receive. To explore more detailed information about the site please contact us.
-
Water is located in Oswald Farm Road supplied by the City Water Tower. A 30” sewer interceptor is in the process of being installed along Hope Way through the entire project. Remaining sewer lines will need to be installed as development elements begin construction.
-
Dry utility providers are aware of the project and are ready to support the different development elements as they become finalized.
-
The site is on a signalized hard corner of CR 30 (VPD: 13,059) and CR 116 (VPD: 6,473). The final leg of the 610 extensionproject will exit approximately 1.5 miles from the corner of the site. That project is active and has a completion timeline of mid-2025. Click here for detailed project information.
-
Topography is flat to slightly rolling, with most areas falling within a 10’ contour. Depending on the timing of development elements, the preliminary engineering plan has the cuts and fills handled within the site’s resources.
-
Wetlands are located behind the Church and to the north. Retention ponds have been engineered into the site in multiple locations.
-
This site is in the ISD 877 (Buffalo) school district with ISD 279 (Osseo-Maple Grove) on the opposite side of CR116. Please contact the district directly for current open enrollment options.
